How to get Qualified Leads?



Consider following scenarios:
  1. If not enough property information is provided, it is very likely that you will receive lot of queries or very less queries. If you receive lot of queries (it indicates that the market is bulish) but mostly the queries that you receive will be asking for more information. The important point is the number of qualified leads will be very less, as responders will be interested in finding more information on the property. Hence more time and energy will be spent in responding to individul queries.
  2. If detailed property information is provided, it is very likely that you will receive more or less same number of queries as previous scenario. The difference is the nature of queries will be more in terms of WHEN CAN I SEE THE PROPERTY. Hence more time and energy in actually spent in arranging appointments and showing the property to potential buyers versus responding to individual questions. There may be some queries on the information that you may not have provided. If you have not provided the price, most of the queries will be 'What is the price?'. The most important information that you should always provide is the price and size of the property.
  3. If complete property details (along with photos) are provided, it is very likely that the queries you receive will be all genuine and each of it will be qualified lead and can be a potential buyer of your advertised property.
In nutshell, provide as much information as you can.

Consider Following examples:

1. One seller wanted to sell his apartment in one of the multi story residential complexes in Gurgaon. He posted following listings on propertykhoj.com

Now based on the above listings the seller received 20 queries (Some over phone and some through emails)
- 18 responders asked? - What is the price?
- 10 responders asked? - Where exactly it is located?
- 3 responders asked? - Is it East facing?
- 2 responders said? Would like to see the property? When can we see the property?

The outcome, you cannot qualify a single query as a decent lead. So you spent lot of time in responding to these queries (You should surely respond to queries otherwise users loose interest in your listing and may be in future listings posted by you) . And it is very likely that you lost a potential customer as there was to much back and forth and delay in communication.

2. Now there is another seller who had posted a similar kind of property for Sale in Gurgaon

He also uploaded nice looking photo's of bedroom, kitchen, bathroom and dining.

After publishing the listing on propertykhoj.com seller also sent email to all his freinds and family with the link to the listing and asked them to share it with their freinds and family and took some print outs of the listing and posted it in his office and as well as in the apartment complex.

Based on the above listings:
  • seller received 16 queries (12 over phone and 4 through emails). All responders were genuine and were interested and capable to purchase the property.
  • 10 buyers came to see the property on Saturday
  • 4 real estate agents came to see the property
  • In total he had received about 25 leads ( 12 from propertykhoj.com, 8 from real estate agents, and 5 from freinds and family)
So, take more time initially in detailing out your requirements which in turn will lead to more qualified leads and less time you spend in responding to users for 'need more information ' type of queries. It is a WIN-WIN situation.
